Payment Terms: Payment will be due immediately upon notification of seller approval by email invoice, after the Seller approves the bids. After you receive the invoice, you will have five (5) business days to get your payment mailed to our office, or your account will be suspended, and the item will be awarded to the backup-bidder, or re-listed. Successful High Bidders: Please note when you are provided an invoice to pay, there are two different payment amounts.
1) A non-discounted rate for payments made with credit/debit cards, and,
2) A discounted rate for payments made with certified funds; cash, bank transfer, guaranteed funds or money order.

Please make sure your payment amount reflects your choice of payment method.

Individuals who pay the non-discounted rate with cash or guaranteed funds will have a one-time, courtesy refund issued for the overpayment. Subsequent overpayments will have a $35 administrative fee deducted from the remittance amount (or charged against) the invoiced buyer. Please make sure you are paying the correct amount, per your means of payment.

Buyer's Premium: There is a 7%* discounted Buyer's Premium in effect for this auction.
*for payments made with cash or certified funds. A 11% non-discounted buyer's premium will be charged for payments made with credit/debit cards.

Removal Terms
This item cannot be shipped. Buyer solely responsible for removal of items from seller's premises by removal deadline after bid approval. Buyer must contact the seller to schedule a removal appointment, before access will be granted to the merchandise. All sales are final. No refunds will be issued. Items left on seller's premises after removal deadline are subject to re-possession by the seller. If you are going to have trouble picking your purchased items up by the removal deadline, call our office immediately!

Terms of Sale
Item(s) sold SUBJECT to seller's approval after bids close. For payments made with cash, money order, ACH check, guaranteed funds (cashiers check, bank check, certified check) or cash directly deposited into a Citizens Banks a discounted buyer's premium of 7% will be added to the high bid price. For payments made by wire transfer; a transaction fee of $15.00 will be added on top of the discounted 7% buyers premium to cover the bank service charge. Please make all payments payable to: Auctions International Inc. A 11% non-discounted buyer's premium will be added to the high bid price for payments made with credit cards and debit cards. Applicable sales tax(es) will be charged on all items. Note: we no longer accept personal and/or company checks. Payments are to be made online or to the East Aurora office only. Special notes:

The Town of Dighton, MA is auctioning off the historic structure and out buildings

Property located at 949 Somerset Avenue, Dighton, MA 02715.

The Town will award the Structures, to the bidder with the highest price and best plan/use.

It is the INTENT of this auction to get the buildings removed from this site in their entirety. No cherry picking of items will be allowed.

Bidder may choose to move the structures or dismantle them. The land is NOT included in this sale.

The land must be maintained by the buyer in the condition it is in. No dumping or excessive use will be permitted.

A building permit must be filed to either dismantle or move the Home. Fees will be waived by the Town.

The buildings must be removed entirely from the site by date to be announced.

The Town will:

1) Provide temporary fencing around the structure that will be maintained by the buyer.

2) Remove and disconnect the Electric Service.

3) Remove and disconnect the Water service.

4) Identify and remove any hazardous materials/tanks from the buildings.

5) Remove the septic system and infill the foundation upon removal of structure.

The Buyer will:

1) Pull all permits from the Town, and provide insurances required for the work.

2) Call in and get a Dig Safe on the property.

3) Coordinate with the Town as to their intent for the structure and provide a timeline for work.

4) Work diligently to process the removal, and not let the structure fall into worse or unsafe condition while it is being removed.

5) Properly dispose of all other unwanted building materials as required by law.

6) Maintain the temporary fence as to keep the site secure from unwanted access.
